Renting a house
You can rent out your house to other clones, and you can move your own homeowner clone (or other clones from your account) into it. To move your clones in, go to Investor → Real Estate, "Move in" button, next to the specific house. You can only live in one house (occupy 1 place) at a time. To move to another house, you have to move out of the previous house.
The number of places to live in a house is equal to the base level of that house.
If your house is located on Imperial lands or in the Principality, but is not annexed to any settlement, it cannot be rented out or inhabited.
In order for clones to be able to rent rooms in your house, you only need to specify the price of the daily rent (not less than 0.0001 gold coin and not more than 0.1 gold coin). You can do this on the "Investor → Real Estate → Real Estate and Renovation → House List" page. You determine the cost of rent.
You must also set the maximum continuous rental period for tenants in your home in days (minimum 3 days and maximum 299 days). During this period you cannot evict the tenants (but they can evict on their own). At the end of this term, tenants will be able to extend their lease.
You can change the cost and maximum rental period settings at any time. But the changes will only apply to new tenants (who will pay rent after the change). Those tenants who are already living in the house will live there under the same conditions until the end of the term they paid for.
If you do not want to rent rooms to other clones, enter 0 in the "Rental Cost" column. In that case, you will only be able to put your own clones in this house.
The homeowner will receive payment by the day, totaling one transaction from all renters. Even if the tenant moves out of the house before the end of the rental period, the landlord will receive payment for the incomplete day's rent. Your own clones will not pay rent even if it is greater than 0. This also applies to clones from your other accounts (in the settings of which the personal data will be exactly the same as the personal data of the homeowner's clone account).
Rent from tenants will be deposited into the homeowner's game account every day, less tax. The tax is 1% of the value of the daily rent for each seat. If the amount of the tax is less than 0.0001 gold, no tax is levied and the rent is paid in full to the homeowner.
If the clone landlord is auctioned off, rents are accumulated over the term of the auction. After a clone is sold or cancelled, the accumulated rent payments are paid in a separate line item "Accumulated rent payments" to the clone owner's game account.
You are the rightful owner of your home! You can refuse to renew any tenant's lease (to make room for your clone, for example). To do this, click on the "Tenant List" icon next to the house and then click on the "do not renew lease" icon. In this case, a counter will appear next to the tenant's name, counting down the days until he or she can be evicted.
Warning. After the eviction, this clone will not be able to move into this house for 2 days, then the ban will be lifted for him.
Note that the rent ban is only available for other people's clones (not from your account). Your own clones can instead be evicted from the house immediately, without a two-day ban on reoccupancy.
Distribution of rental property tax
Rent from tenants will be deposited into the homeowner's game account every day, less tax. The tax is 1% of the value of the daily rent for each seat. If the amount of the tax is less than 0.0001 gold, no tax is levied and the rent is paid in full to the homeowner. From this item of income the state pays:
- 25% to the Imperial House Foundation.
- 25% - to the fund of active players.
